General Building Requirements

Standards Building Requirements as per state government authority boards describes below. Minimum Building requirements coverup height, width or various spaces like washroom, kitchen, living room, basement, and utility areas. General Room Standards and Requirement of various parts of a building and those of light and ventilation construction plinth or any part of a building or outhouse shall be located with respect to average road level from the site so that adequate drainage of the site is assured but at a not height less than 45cm.

Parking Spaces and Garages Requirements

Parking Spaces and Garages shall be raised at least 15cm above the surrounding ground level and satisfactorily drained. All wastage water, rainwater flow each connecting to the municipality sewage system.

Non-Residential Buildings

The Minimim area for office room, commercial building shop or any other space to be used as workspace shall be not less than 6.0Sqm. with maximum 2.1m

  • Standards Dimensions for Kitchen

Basic Minimum Requirement for Kitchen. Provide separate Kitchen area, pantry, washing of kitchen,, utensils directly connection through a sink to a grated and trapped connection to the waste drainage pipe connection, for lightening arrange at atleast a window no less than 1sqm.  In area open directly to the exterior open space.

  • Bathroom & Washroom Requirements:

To Use Utility water closet, atleast one of its walls shall open to external air and shall have a minimum opening in the form of window or ventilation. Connecting rooms, not be directly over any connecting rooms other than washroom, utility area, bathroom or terrace, another latrine unless it has a watertight floor. Finishing or Covering with any smooth impervious material be enclosed by walls or partitions and the surface of every such wall partition shall be finished with smooth impervious materials.

Floor Covering: For eas water flow, be provided with an impervious floor covering sloping towards the drain with suitable grade and not towards verandah, balcony area,, attached utility areaor any other room.

Height of toilet on the terrace having a maximum 2.2mts height shall be permitted subject to the condition that the area of toilet be counted in far. Basement Construction: The Construction of the basement shall be allowed by Authority and other provisions specified under the master plan. Basement shall be every part at least 2.5m in height from the floor to underside of the roof slab or ceiling and with maximum height not more than 4.5m For lighting air-free conditions, arrange adequate ventilation shall be provided for the basement.

The minimum height of the ceiling of any basement shall be 0.9 m. and a maximum of 1.2 mt. above the average road level on the front side of the building. The access to the basement shall be either from the main or alternate staircase providing access to the building. For Sub Partition, the authority provided another rule standards. In case partition in the basements are allowed by the Authority, no compartment shall be less than 50.0 sq m. in the area and each compartment shall have ventilation standards

 

Garage: Garages Located at ground level, it shall not be less than 15cm. Above the surrounding ground level. The setting for garages have enough ground space in the background. Always garages shall be setback behind the building line of the street roads. Garages shall not be located affecting the access ways to the building.

New Construct buildings must follow other requirements in respect of building sites. all standards are provided according to the current electricity rules and it amendments from time to time is to be provided between the building and overhead electric supply line. Various types of connections, Low and medium voltage lines and service lines, High voltage line and extra high voltages.

Extra high voltage lines additional 33,000 volts Plus 0.3 mt. for every additional 33,000 V  Vertically and Horizontally Plus 0.3 m. for every additional 33,000 V.

According to the Bye LAW Indian standards, there shall be minimum of two staircases and one of them shall be enclosed stairway and the other shall be on the external walls of building and shall open directly to the exterior, interior open space or to any open place of safety. Two staircase designed must for residential and commerical buildings. Single staircase allows accepted for educational, business or group housing society. Conditional requirements floor area does not exceed 300 sq m. and height of the building does not exceed 24 m.

 

 

 

Stairways Minimum Width Provisions

Educational building like School, Colleges 1.5 m.
Residential low rise building 0.9 m.
Other residential buildings 1.25 m.
Auditorium, theatres, cinemas 2.0 m.
All other buildings including hotels 1.5 m.
Hospitals 2.0 m.

 

Minimum Width Provisions for Passageway/Corridors

Residential buildings 1.0 m.
Hostels 1.25 m
Auditorium theatres and cinemas 2.0 m.
Hotels 1.5 m
Hospital, Nursing Homes, etc. 2.4 m.

 

Setbacks:

Provision of exterior Open Spaces around the Building is called as Setbacks. The set backs of the respective building shall be as per Engineer Master Plan, detailed Layout Plan. multi storeyed buildings the exterior open space around a building shall be of hard surface capable to taking load of fire engine weighting upto 45 tonnes.

. Conditions for Parapet

Parapet walls and handrails provided on the edges of the roof terrace, balcony etc. should not be less than 1.0 m. and more than 1.5 m. in height.
